Deposits

dps-logoTenant's must pay a returnable security deposit upon signing the tenancy agreement contract. The amount differs between properties.

The deposit is safeguarded by The Deposit Protection Service - a government-approved tenancy deposit protection scheme.

Q Student will only make deductions from your deposit for things that cost us money. For example:

  • damage to the property or furniture
  • missing items that were listed on the inventory
  • paying for cleaning because the property was left in a dirty condition
  • outstanding rent

We will not deduct money from the deposit to cover damage we regard as fair wear and tear. Wear and tear happens when furniture and contents deteriorate as a result of normal use, for example, carpet becoming worn.

We want to re-imburse your deposit in full so please make sure the property is returned to us in a condition that is clean, lettable and without damage.

The deposit will be returned following expiry of the Tenancy (and the return of the keys) subject to any necessary deductions. For tenants who opted out of our bills included package, proof must be provided that all charges for utilities have been paid by the tenants before deposits can be returned.
